Explanation

181 Fremont Street

181 Fremont is a striking 245 m (803-foot ) mixed-use skyscraper located in the South of Market District . Completed in 2018, this innovative building has made a significant impact on the city's skyline and represents a new era of urban development in San Francisco.

The building's unique exoskeleton structural system is expressed on its exterior, enhancing its skyline presence and providing column-less interiors for flexible space planning. 181 Fremont achieved LEED Platinum certification, incorporating innovative design strategies for sustainability, water savings, and energy efficiency. The building has a direct connection to the rooftop park atop the adjacent Salesforce Transit Center from the 7th floor, promoting urban connectivity. It is considered the most resilient building on the West Coast, having been awarded REDi Gold certification.

The tower houses 432,000 square feet of office space on the lower 35 floors and 67 luxury condominiums on the upper 16 floors.

Upon completion, 181 Fremont became the tallest mixed-use building in San Francisco and the second-tallest in the Western United States. The entire office portion of the building was initially leased to Facebook (now Meta) to house its San Francisco office and Instagram division.

However, as of May 2023, the building faced challenges with office occupancy. During what was described as "Downtown San Francisco's worst office vacancy crisis on record," 181 Fremont had a 100% vacancy rate, with Meta putting up its entire 435,000 square feet for sublease.

Despite these challenges, 181 Fremont remains a significant architectural landmark in San Francisco, showcasing innovative design, sustainability features, and luxury living in the heart of the city's evolving downtown area.
